Our Mission

Stokes Capital Management was founded to provide accredited investors access to institutional-quality real estate development opportunities in the Southeast United States. Our mission is straightforward: acquire strategically located land, develop the horizontal infrastructure that communities need, and deliver exceptional risk-adjusted returns to our partners.

We believe that horizontal development, the process of entitling, engineering, and installing infrastructure on raw land, represents one of the most compelling risk-return profiles in real estate. By focusing on the development stage before vertical construction, we capture significant value creation while managing downside risk through tangible, appreciating land assets.

A disciplined, three-stage process refined over decades of development experience.

Acquisition Criteria

We target parcels in high-growth corridors with clear paths to entitlement, strong builder demand, and favorable infrastructure access. Our focus is on markets with population growth exceeding the national average, employment diversification, and demonstrated housing supply gaps.

Development Process

We provide 100% land financing at 8-12% accruing interest and fund development through milestone-based draw schedules, combined with 50/50 JV equity participation. Our developer partners manage execution: zoning, entitlements, civil engineering, permitting, and infrastructure construction to deliver finished, builder-ready lots.

Six decades of relationships with local jurisdictions, planning boards, and contractors across FL, GA, NC, and SC give our partnerships a significant edge in navigating the entitlement process.

Exit Strategy

We maintain flexible exit options to maximize returns and adapt to market conditions. Primary exit channels include finished lot sales to national and regional homebuilders, joint venture development partnerships, and entitled land sales to institutional buyers.

This diversified approach allows us to optimize timing and pricing across market cycles.

Our History

1973
Founded the real estate development practice in Jacksonville, Florida, beginning with residential land acquisition and lot development in Northeast Florida.
1986
Developed Marsh Landing in Ponte Vedra Beach — a premier 1,100+ home gated golf community with an Arnold Palmer-designed course. One of the defining developments in Northeast Florida.
1990s
Expanded operations across the Southeast, delivering residential communities, commercial developments, and industrial projects in Florida and Georgia.
2000s
Developed Samara Lakes in St. Augustine, Talavera, and Destination Resorts at Amelia Island. Recognized as NEFBA Builder of the Year for contributions to the Northeast Florida building community.
2010s
Navigated the market recovery with disciplined acquisitions, building a portfolio of entitled land and development-ready parcels positioned for the Southeast's population growth surge.
Today
19 private A&D transactions closed across the Southeast. Stokes Capital Management continues to identify and execute horizontal development opportunities across Florida, Georgia, North Carolina, and South Carolina.
