Horizontal development is the work between raw land and a site a builder can start on. We finance it for experienced Southeast developers and exit at the finished lot.
Pipelines without capital.
Horizontal development covers everything that happens to land before a building goes up: acquisition, entitlements, engineering, permitting, then roads, utilities, drainage and grading. Banks used to lend on it as a matter of course. After the last downturn most of them stopped, and the ones that came back price it as if every parcel were a problem.
The regional developers who kept working through that period still have the deals. What they don't have is efficient capital for the year or two before the first house is sold, when the land is bought, the approvals are in process and the dirt is moving. That's the gap we fill. We fund the acquisition and the site work, our partners execute, and the position is paid off when finished lots sell.
The edge is relationships more than anything. Fifty years of working with local jurisdictions, planning boards, engineers and contractors shortens entitlement and brings opportunities to this office early, usually before a broker is involved.

Growth corridors
Markets growing faster than the national average, with more than one employer base and a visible shortage of housing. We know most of them by county road.
A path to entitlement
Land use and zoning that can be resolved on a timeline we can name, with jurisdictions we've worked with before. If the path runs through a discretionary rezoning nobody has won in a decade, we pass.
Builders within reach
National and regional homebuilders active nearby, short of lots, and able to take down finished inventory in phases.
Utilities you can price
Water, sewer and road capacity within practical reach, so the cost of bringing a lot to finished grade is a number and not a guess.
We're also screening a smaller lot type for factory-built homes in a handful of Southeast counties, ahead of Florida's zoning parity law taking effect in January 2027. It's early, and it's still horizontal work.
You run the site. We fund the stages.
We provide the land acquisition financing and fund development through milestone-based draws. Our developer partners handle zoning, entitlements, civil engineering, permitting and infrastructure through to finished, builder-ready lots.
We underwrite the parcel and the exit before anything is bought, release capital against completed and inspected work, and stay close to the jurisdictional process the whole way through. Developers keep doing what they're good at, on land they couldn't otherwise finance.
